RULES & REGULATIONS

We want your vacation to be carefree & memorable. Please be sure to read over these terms & conditions and make sure that everyone in your party is aware of the rules.

We accept reservations from 9:00am to 5:00pm Monday through Friday, excluding holidays.

Responsible Party - The adult person in whose name the cottage is reserved (Primary Tenant) will be held responsible to see that all occupants comply with rental policies, procedures, and restrictions.

Liability for Damages - Aside from normal wear and tear, you will be responsible for paying the owner for any theft or damages to the property or its contents during your vacation residency.

Long Distance Phone Calls - Telephones are included in some vacation homes for your convenience. All long distance calls must be charged to your home phone, a telephone credit card, or call collect. PLEASE DO NOT CHARGE ANY CALLS TO THE OWNER.

Charges - All reservations are subject to a processing fee, sales tax, cleaning fee, and a damage deposit. The balance of your charges is due in full prior to arrival. The Damage deposit will be refunded three weeks after departure providing nothing is broken, missing or damaged.

Entry - From time to time, it may be necessary for us to enter the vacation home during reasonable hours for any purpose connected with the repair, care, and/or management of the property.

Owner's Closet/Quarters - Any locked closets, attics, rooms, basements, or garages, are reserved for the storage of the owner's private property. THESE AREAS ARE ABSOLUTELY NOT INCLUDED IN THIS RENTAL.

Cleaning - The maid service charge provides one general cleanup. However, the tenants are expected to wash dishes, collect, and haul off garbage to county dumpsters and not leave a mess.

What to Bring - All units are furnished for normal housekeeping with dishes, silverware, bedspreads, pillows, and blankets. You need to provide your own bed and bath linens, toiletries, bath soap, dish soap, and laundry detergent.

Rental Capacity - Please check the number of people each unit sleeps as detailed in the unit description. This represents the maximum number of people, including children, allowed to stay in the cabin. FAMILIES ONLY.

Pets - Pets are not allowed under any circumstances. The tenant (and any guest of the tenant) may not have any pet(s) on the premises or within the cabin for any reason. Any violation will result in the maximum penalty allowed by law, possible replacement of all cabin contents, and loss of rent.

Smoking - Smoking is not allowed under any circumstance. The tenant (and any guest of the tenant) may not smoke on the premises (within 25 feet of the cabin or porch) or within the cabin for any reason. Any violation will result in the maximum penalty allowed by law, possible replacement of all cabin contents, and loss of rent.

Cancellations - If you wish to cancel your reservation, the advance rent deposit will not be refunded unless the unit is re-rented for the same time period that you reserved. If the unit is re-booked, you will be refunded your advance rent deposit less a 10% cancellation fee based on the TOTAL RENT.

Substitution - We reserve the right to substitute accommodations if circumstances require.

Check-in Time is 3:00 pm until 5:00 pm. Late arrivals can be accommodated only if the balance has been prepaid or if we have your Visa, MasterCard, or Discover card number to guarantee the balance due.

Check-Out - Tenants must vacate rental units on the last day of tenancy before 10:00 a.m. Keys should be returned to the rental office and your unit should be left as you found it. CHECK-OUT IS NO LATER THAN 10:00 A.M.

Interest-bearing Account - All deposits, prepaid rents and rental balances will be placed in a non- interest-bearing checking account with First Union Bank. Tenant agrees and understands that any interest earned on any funds will accrue to the benefit of the Owner.

Descriptions - Every effort has been made to assure that the descriptions of the properties are correct. However, we cannot be responsible for the changes made by the Owner to the furnishings or equipment in the units. All equipment in the unit should be in working order. Please report any equipment problems to the office immediately. Every effort will be made to rectify the problems, but we cannot refund any portion of your money due to mechanical failure.

Bad Weather & Other Nuisances - As you plan your trip to the mountains, please remember we do get rain, snow and some foggy days and occasional inconveniences which are out of our control. Please be patient if you encounter any inconvenience, we will be as responsive as possible, and will certainly try to remedy those things which are in our control. Samples of inconveniences which are not in our control, and which do not warrant any refund of rental monies include:

  • Breakdowns of TV's, VCR's, hot tubs, fireplaces or other appliances
  • Construction taking place in the area
  • A home which is not decorated or accommodated to your personal taste
  • Bad weather (if your vacation is during the winter months, please come prepared to drive in the snow and ice)
  • Interruption of utilities (electric, gas, water, phone, cable TV, etc.)
  • Acts of God, Mother Nature, Mankind, Animal Kingdom, Plants, etc.
